Sleepless Tradesman Review UK 2026: AI Quoting Tested on a Builder’s Job
This Sleepless Tradesman review is based on a hands-on test, not the sales page. We gave its AI assistant a load-bearing knock-through in a 1930s Stockport semi, then changed the day rates, took the VAT off, split out the materials and raised a deposit invoice, all by typing plain English. The quoting was quick, the maths was right every time, and it flagged the building control and structural engineer side without being asked. The catches are that you can only edit by talking to the AI, a few defaults need fixing before your first quote goes out, and its Making Tax Digital feature was not on HMRC’s software list when we checked.

What Is Sleepless Tradesman?
Sleepless Tradesman is a UK quoting, invoicing and admin app built around an AI chat assistant. Instead of filling in a quote form line by line, you describe the job (typed, spoken or with site photos) and the assistant builds the quote, then turns it into invoices when the job goes ahead. Around that it adds a Money area with receipt scanning, a bills inbox, quarterly Making Tax Digital updates, Xero and QuickBooks connections, and a public profile page with a quote request link for customers. It runs on the web, iOS and Android.
Sleepless Tradesman Pricing (checked 23 October 2026)
| Plan | Price | AI messages | Main extras |
|---|---|---|---|
| Free | £0 | 10 | No card needed. PDFs carry a “Powered by Sleepless Tradesman” footer and QR code |
| Starter | £29.99/month | 100 a month | AI job planning, photo analysis, quotes and invoices, PDF export |
| Premium | £59.99/month | 500 a month | Unlimited conversations, web search for material prices, priority support |
| Enterprise | £100/month | Not stated | 4 seats (1 manager + 3 staff), extra seats £25/month, team job management and chat |
The message cap matters more than the plan names suggest. Our full test job (first quote, one round of changes, a second round of changes and a deposit invoice) used 4 AI messages. At that rate the Free plan covers two or three jobs in total, and Starter covers roughly 25 jobs a month before you hit the limit. Paid plans can remove the Sleepless Tradesman branding from your PDFs.
What We Tested
A real builder’s quote
Knock-through between kitchen and dining room, load-bearing brick wall, 2.7m opening, steel beam, plastered ready to decorate, labour for a builder and a labourer, materials at cost plus 10%.
Editing by chat
Changed the day rates and days, then asked it to remove VAT, split the materials into separate lines and add a 25% deposit.
Deposit invoice
Told it the customer had accepted and asked for a 25% deposit invoice on 7-day terms, without sending it.
Money and tax screens
Checked the settings, the Money area and the Making Tax Digital tab, then looked the app up on HMRC’s own software finder.
How the First Quote Held Up
We typed one paragraph describing the job. On the Premium plan the assistant searched the web for prices first, and the full answer arrived in about 70 seconds. Before any figures, it listed the compliance points a builder should raise with the customer: removing a load-bearing wall is notifiable under Building Regulations Part A, a structural engineer’s calculation is needed before building control will sign it off, the Party Wall etc. Act 1996 may apply if the padstones bear on the shared wall, a 1930s house should be checked for asbestos, the opening must be propped with Acrow props and strongboys, and the customer should keep the completion certificate for when they sell. That is a better checklist than many human-written quotes include.
The draft costs were sensible for the job: a 203x133x25 universal beam at about £275 (marked “size to be confirmed by the engineer”), two padstones, engineering bricks, prop hire, plasterboard and skim, consumables and a 6-yard skip, coming to £1,065 at cost and £1,171.50 with the 10% added. It priced the engineer’s calculation (£350) and the building control fee (£280) as separate pass-through items with no markup, and it asked us to confirm day rates instead of inventing them silently. We checked every total by hand and they were all correct.
One thing to know: the “web search for material prices” pulled its figures from UK cost guide websites, not from a merchant’s live price list. Treat the material lines as a starting point and check them against your own merchant’s prices.
How Editing by Chat Held Up
There is no line-by-line quote form. Even the “Edit Quote” button just opens the chat with “I’d like to make some changes to this quote”. So everything depends on the assistant understanding you, and in our test it did, first time, every time:
- Rates and days: “£250 a day for me, £160 for the labourer, 5 days not 4” produced a correct £3,851.50 subtotal in about 30 seconds.
- VAT, materials and deposit: one sentence removed the VAT, split the materials into 7 separate lines (still adding up to exactly £1,171.50) and added a 25% deposit of £962.88 with a £2,888.62 balance on completion.
- Deposit invoice: “Customer has accepted, raise the 25% deposit invoice, payable within 7 days” created invoice INV-0001 for £962.88, referencing the quote and the balance due.
If you are happy talking or typing to your phone in the van, this is genuinely faster than most quoting apps. If you like to tap a line and change a number yourself, you will find it frustrating.
What we found wrong
- VAT added by default. The first quote charged 20% VAT (£770.30) before we had told it whether we were VAT registered. Set your VAT status in Settings before your first quote.
- Materials lumped into one line by default. A “Combine Materials” setting is switched on until you change it, so the customer sees one materials figure unless you ask otherwise.
- The invoice showed no payment details. Our deposit invoice had no bank details or way to pay on it, because the bank details box in Settings was empty. Fill it in before you send anything.
- It assumed the wrong location. The assistant said our base was Glasgow, although no address had been entered on the account. It still applied the right English rules for a Stockport job, but it is worth checking your business address is set.
- A promised task list never appeared. The revised quote said “Here’s the job task list to go with it” and then showed nothing.
Is Sleepless Tradesman Making Tax Digital Compatible?
The Money area has a Tax tab that tracks income from your invoices on the cash basis, lets you snap receipts into HMRC expense categories, and shows your next quarterly Making Tax Digital deadline (7 November 2026 for the period to 5 October). The app is open that it does not yet handle the end-of-year Final Declaration or income other than self-employment, so you would need other software or an accountant for that part.
However, when we searched HMRC’s own Making Tax Digital for Income Tax software finder on 23 October 2026, Sleepless Tradesman was not among the 159 listed products. Trade-focused apps that were listed included Powered Now, Trade PA and TradeKit. If you are in Making Tax Digital now (income over £50,000), check the HMRC list yourself before relying on any app to file your quarterly updates. Our Making Tax Digital guide for sole traders covers what you need.
Who Is Sleepless Tradesman Best Suited To?
Sleepless Tradesman vs Cheaper Quoting Apps
At £29.99 a month for Starter, Sleepless Tradesman costs more than simpler quoting and invoicing apps such as Traddie, which starts from £9.99 a month. What you are paying extra for is the AI doing the estimating and the compliance thinking, not just formatting the quote. If you already know your prices and only need a tidy document, a cheaper app will do. If the estimating itself is the slow part, the AI is the point. See our best quoting software for UK tradespeople for the wider comparison, and check your labour figures against our builder day rate guide before you trust any app’s suggested rates.
Sleepless Tradesman FAQs
Is Sleepless Tradesman free?
There is a free plan with 10 AI messages and no card needed. In our test a single job used 4 messages, so the free plan is enough to try two or three jobs. Paid plans start at £29.99 a month.
Can you edit a Sleepless Tradesman quote manually?
No. All quote and invoice changes go through the AI chat, including the “Edit Quote” button. In our test it made every change we asked for correctly on the first attempt.
Does Sleepless Tradesman connect to Xero or QuickBooks?
Yes. Settings has Connect buttons for both Xero and QuickBooks, so invoices you send can be pushed into your books. We did not test the connections.
The free plan gives you 10 AI messages with no card, enough to quote two or three real jobs and see whether chat-based quoting suits you.
Verdict: Is Sleepless Tradesman Worth It?
For quoting, Sleepless Tradesman did better than we expected. It produced a sensible, correctly added-up quote for a structural job in about 70 seconds, raised the building control, engineer, Party Wall and asbestos points unprompted, and handled every change we asked for in plain English. It loses a point because editing is AI-only, several defaults (VAT on, materials combined, no payment details) need setting before your first real quote, the message caps are tight on the cheaper plans, and its Making Tax Digital feature was not on HMRC’s software list when we checked. Set it up properly and it is one of the most capable AI quoting tools we have tested for UK builders.
This review is based on our own hands-on test on 23 October 2026, using a test job and a made-up customer; no quote or invoice was sent to anyone. Sleepless Tradesman upgraded our account to Premium free of charge so we could test it properly; they did not see or approve this review before publication. We don’t earn commission from Sleepless Tradesman. See how we test and check.
